FAQ

Q - Where is it?
A - It is located approximately one mile downhill from Taos Ski Valley with frontage on the only road to the ski area.

Q - How many units will it consist of?
A - The plan calls for a total of 28 condominium units in two buildings. There will be one and two bedroom units, with many on and off site amenities available. The first phase has been completed and sold out and a second phase of 20 units is currently being built behind it, with completion by ski season 2007-2008.

Q - What amenities are planned?
A - On site, there will be a large outdoor hot tub on a lovely patio/deck nestled in the trees next to the upper building. There will be a nice BBQ area there for families and groups to use during their stay and there is a smaller BBQ patio area at the other, smaller building.

Satellite TV in every unit, as well as Internet access in the rooms. Off site, there are many hiking and mountain biking trails very close by, as well as trout fishing across the road in the Rio Hondo. Skiing, of course, is a mile away, via our free skier shuttle that drops you off at the ticket windows for easy access to the slopes. There is excellent snow shoeing or hiking up to Williams Lake and Wheeler Peak. Golf is spectacular at Taos Country Club, a short 20 mile drive. Taos Pueblo is next to the historic art colony of Taos, approximately 18 miles from the Inn.

A game room, with the latest games, foosball, etc. will be in the lobby area. A hot tub is available. An exercise room will be available to owners and guests with a variety of equipment on hand. Ski storage lockers will be on site.

There is a limited underground parking available, as well as ample on site parking in front of the Inn.

Q - What about the units?
A - Units start at 600 sq.ft. from one bedroom to 848 sq.ft. for two bedroom. They each feature a living room with gas fireplace as its centerpiece. The units have a nice kitchen equipped with refrigerator, dishwasher, microwave, stove and a stacked washer/dryer. In addition , each unit in the second phase comes with a Flat Screen TV above the corner fireplace. All the room are bright with an open floorplan and high-end finishes including slate and granite tiles. An optional furniture package for $11,500 for a one bedroom and $14,000 for a two bedroom.

Q - What are the "hidden costs"?
A - There really aren't any hidden costs, but there are maintenance fees. These are the actual costs of operating and maintaining the project divided by the your share of ownership in it. We add up the actual utility, insurance, maintenance, etc. costs, as well as factoring in a reserve for future replacement of the roof, plaster, and fixtures as necessary. The exact number will vary from year to year and it will be billed on a monthly basis to each owner. At this time, the maintence fees start at $234.14 for the smallest unit and go up to $333.65 for the largest. At the closing of your purchase, you will deposit an amount equal to three month's fees and will also prepay the first month's amount. An accounting of all monies being held will be delivered on a regular basis.

Q - Is there financing available for my purchase?
A - Yes, there are many excellent loan programs available through local lenders. Since this is not a "condo hotel", it is possible to obtain financing with low down payments, if desired.
